Handover
A comprehensive, engineered snagging process is conducted, followed by detailed condition reports. We ensure our clients receive their property in excellent condition, fully prepared for rental or sale.

Detailed Pricing Strategy
Each unit is individually evaluated and priced using our proprietary logarithmic model. This approach moves beyond the traditional “average pricing” method, preventing overpriced units from sitting vacant and ensuring underpriced units achieve their maximum return on investment.

Tenancy Management
After handing over a property and leveraging our robust marketing platform, we generate a high volume of qualified leads. Each prospective tenant is thoroughly screened to ensure they meet the standards required to occupy our clients’ assets. Throughout the tenancy, we manage all unit-related concerns, including the Defects Liability Period and coordination with the Owners’ Association.

Asset Preservation
We provide our investors with regularly scheduled preventative maintenance and access to pre-qualified, approved vendors available 24/7 to address any service request promptly and efficiently.

Rent Collection
We provide multiple convenient payment options, including electronic payments as well as cash, checks, ACH, and credit or debit cards. Tenants can also set up automatic withdrawals directly from their accounts via the portal.

Deposit Methods
Owner funds can be deposited directly into the bank account of their choice or mailed to them, based on their preferred method.

Eviction Process
In the unfortunate event that an eviction becomes necessary, we handle the entire process from start to finish. This includes issuing the initial notice to vacate, coordinating with the owner’s attorney, attending court proceedings, and overseeing the judge’s execution if required. Initial court costs and attorney fees are the responsibility of the owner, but these expenses will subsequently be charged to the tenant.
Maintenance & Repair Services
- Keep owners informed of any single repair exceeding $200.
- Obtain owner approval for all maintenance upon request.
- Maintain consistent communication with owners regarding all maintenance activities.
- Provide 24-hour emergency service for residents.
- Approve and dispatch service requests promptly.
- Supervise and coordinate all repair work.
- Handle insurance-related damage claims.
- Conduct follow-up calls with tenants after maintenance is completed.
Subcontractor Rates
Standard service call rates typically range from $40 to $60 per visit, while HVAC-related service callsgenerally start at $75 per visit.
Financial Services
- At the end of each month, we provide owners with a full financial package, including an owner statement, income statement, cash flow statement, and balance sheet.
- We maintain detailed, itemized records of all expenses and supply owners with the original copies of all invoices.
- We provide owners with timely, up-to-date financial statements to keep them fully informed.

- State-of-the-art website with advanced search criteria, multiple property photos, and video tours.
- Convenient tenant payment options: in-office, mail, online.
